About this deal

The lease must be granted to the borrower(s) alone and the borrower(s) must not hold their share in the property in trust with the Landlord. The handbook opens by introducing the Scout Oath, the Scout Law, the Scout Motto, and the Scout Slogan of BSA. There are currently two editions of the Scouts BSA Handbook, one for girls and one for boys, but other than photographs, the content is essentially the same. One of the foremost issues facing conveyancers has been certain lenders’ Part 2s to the UK Finance Mortgage Lenders’ Handbook question 5.14.17: “Does the lender have any specific instructions about building safety?” The lease must provide for notice of forfeiture proceedings to be served on a mortgagee and you must obtain a written undertaking from the Landlord in the form set out at Appendix A to provide us with not less than 28 days’ written notice of intention to forfeit the lease or commence proceedings. This is required before completion.

Scouts BSA Requirements– Scouting provides a series of surmountable obstacles and steps in overcoming them through the advancement method. The steps in the advancement system help Scouts to grow in self-reliance and in their ability to help others. Before exchange of contracts, you must ensure that the Landlord is shown a copy of the mortgage offer, and other terms of the mortgage to be taken out by the borrower, and the Landlord must provide written consent to the mortgage and (if appropriate) written consent to the assignment of the lease. Evidence of consent must be sent to us following completion. The Official Handbook for Boys was published in June 1911. [1] In this edition, the American Scouting program was standardized, albeit with many omissions and mistakes (cf. external links). As with the Original Edition, many now-standard Scouting skills were passed over, including knife and axe use and map and compass work. Merit Badge Pamphlets– The BSA offers over 130 merit badges for Scouts to earn as they learn about the subjects they cover. Each merit badge has its own pamphlet that Scouts should consult while working on the merit badge.

Senior Patrol Leader Handbook: Completely revised for 2019, the Senior Patrol Leaders Handbook is an important resource for troop leaders, providing a valuable framework for the presentation of an effective Scouting program. These instructions relate to new shared equity lending only and are in addition to the Society’s edition of the BSA Mortgage Instructions. Scotland, as you would expect, has its own set of instructions. There are also versions for lending taking place in England & Wales, Northern Ireland, and the Isle of Man. Each version reflects local lending issues and property law in each of these jurisdictions. Though existing instructions used by the industry have, on the whole, served lenders and conveyancers well, over time they have grown and developed into a labyrinth to navigate through. The BSA instructions are simpler, arranged in fewer sections and with fewer sub-headings, making the instructions more user friendly. Despite lenders beginning to retract their “onerous” Part 2 requirements, other glaring issues with the BSA remain. One such issue is that the completion of a lease extension has the potential to remove a property from the “leaseholder protection” offered by the Act. If the Lease contains any restrictions on the disposal of the property, you must also comply with Section 2 below.Program Features for Troops and Crews – These 3 volumes contain 48 themed program features. Each volume has 16 program features with a mix of topics: outdoor, sports, health and safety, citizenship and personal development, STEM, and arts and hobbies. Lease extensions Aullybocus pointed out that, should anything go wrong, conveyancers will get the blame. The professional indemnity insurance (PII) consequences of this need no introduction. The remaining balance (e.g. 25%) must be made up by means of an equity loan from an equity sharing lender which is secured by a second charge ranking subsequent to a secured first charge in favour of the Society. The cumulative borrowing must not exceed 100% of the value of the property. On disposal of the property, or earlier on expiry of the term of the borrower’s agreement with the equity sharing lender, the equity sharing lender’s percentage must be repaid. The first Official Handbook, subtitled A Handbook of Woodcraft, Scouting, and Life-craft was published from July 1910 until March 1911 and appeared in eight distinct variations. It was written by Ernest Seton and drew greatly on Baden-Powell's Scouting for Boys, it included information on the organization of Scouting, signs and signaling, and camping, as well as Scouting games and a description of several Scouting honours. Notably, this book did not place emphasis on first aid, knife and axe use, or map and compass work, as later editions would. Because this edition was intended solely as a temporary guide until an authoritative handbook could be made, it is now known as the 1910 Original Edition Handbook. Where the Landlord permits downward/reverse staircasing, the Society requires written confirmation from the Landlord that the proceeds of sale will be paid directly to the Society. Lending Restrictions: The Society does not currently lend on properties developed for older persons/ and/ or people with long term disabilities. The question is, what exactly is causing conveyancers to halt leasehold transactions? ‘Onerous’ Part 2sIf a solicitor cannot obtain the information needed to satisfy CML’s requirements, then the solicitor cannot discharge their duty to the lender and will need to withdraw from the retainer. Clients should be warned up front about such a possibility in engagement letters. Although an awkward issue to broach, it is far better to be open with clients about this possibility than to proceed regardless and risk a claim by the buyer and/or lender if/when a property turns out not to be protected by the BSA. Where the Society is prepared to lend under the Government’s Help to Buy: Equity Loan Scheme, the arrangement for the equity loan must be through either a Registered Housing Association, Registered Social Landlord or through a Government or Local Authority approved and funded scheme.
